Real estate predictions for 2012

Analysts have predicted Toronto’s real-estate apocalypse every year for the past six years. Nevertheless, here are our five predictions for 2012.

As we turn the page on another year in Toronto real estate, experts are trying to forecast what 2012 will bring. It’s easier said than done and nobody has a crystal ball—analysts have predicted Toronto’s real-estate apocalypse every year for the past six years (eventually they’ll get it right, no?). Nevertheless, here are my five predictions for the new year.
Very busy spring.
The fall market is usually more sluggish than spring, but this past fall was especially slow. Some people believe that buyers were out in full force in April and May of 2011 and, therefore, there was nobody left to purchase in September and October. But I believe there was a serious lack of quality housing on the market, and many buyers held off instead of settling for a sub-par property. I think the spring 2012 housing market is going to take off like a rocket as soon as March Break is over, and I expect the downtown condo market will be busy as soon as our New Year’s Eve hangovers begin to clear.
Stagnant growth.
Housing prices soared in 2011. In November, the average sale price of a home was 10 per cent higher than a year earlier. My colleagues might kill me for saying this, but I don’t think we’re going to see those double-digit percentage price increases we’ve grown accustomed to. I don’t expect prices to fall either, but I wouldn’t be surprised to see them rise one to two per cent overall. Mortgage rates are still low and there will be transactions aplenty, but I think the Toronto market needs to catch its breath for a year.
Condo developers in trouble.
It has to happen eventually, right? Sooner or later, one of the fly-by-night condo developers that throw up sales centres, take deposits and build poorly constructed condos after years of delays will end up in a class-action lawsuit. In 2011, we started to see some media attention aimed at the falling glass from Lanterra Developments’ buildings, the ongoing lawsuit against Concord Adex, as well as some human-interest stories about people who were screwed by developers that delivered less than they expected (and contracted for). But as the number-one critic of pre-construction condos in Toronto, I think the backlash from consumers has just begun. For every reputable, responsible developer (e.g., Tridel), there are dozens of miserable developers that aren’t concerned with long-term customer satisfaction. Sooner or later, they’ll be held accountable, and I don’t think that day is far off.
Continued rise of Leslieville and Riverdale.
Leslieville has been labelled as “up-and-coming” for years. But I still think it’s an undervalued neighbourhood, and I expect prices in Leslieville and neighbouring Riverdale to outpace the average in 2012. Leslieville is a quick jaunt to the downtown core, and Queen Street East is booming with new retail and dining hot spots. Just south of the ever-popular Danforth strip, Riverdale offers a family environment at substantially lower prices than the communities in North Toronto. If I were to buy a house tomorrow, it would be in one of these two locales.
Premium on outdoor condo space.
High ceilings will never make up for the lack of outdoor space, and the soft-lofts of the mid-2000s, with floor-to-ceiling windows but no outdoor space, have fallen out of favour in the past couple of years. Buyers are paying huge premiums for large terraces (400 square feet and up), where they can throw a Canada Day barbecue for 20 of their closest friends. Condo owners with 1,200-plus square-foot patios are spending $50,000 to $100,000 to create urban oases. Hey, it’s Toronto—if people are going to endure the cold, snowy winters, they’re going to want to live it up when the weather is good.

Is real estate overheated? The bubble discussion rages on

Earlier this week several heads of Canada’s biggest banks warned about a possible correction in the housing market. The comments, delivered at an industry conference in Toronto, were perhaps not unexpected given that senior policy makers including Bank of Canada Governor Mark Carney have been saying pretty much the same thing for the past year. What was surprising was that only days after the comments were made Royal Bank of Canada, Toronto-Dominion Bank and Bank of Montreal have all chopped their mortgage rates.
In other words, they’re making it easier for consumers — who are already carrying record debt loads — to buy more houses, take on more debt and potentially drive prices even higher.
So is the housing market headed for a correction or not? It seems the debate is far from over.
Helmut Pastrick, chief economist for Central Credit Union 1, the main trade association for credit unions in British Columbia and Ontario, argues that the industry is just highly sensitive to potential dangers “because of where we have come from in the last three years, because of the financial crisis and what happened in the U.S. [housing market].” People are jumpy and that makes them more prone to putting up maybe more red flags than are warranted.
For his part, Mr Pastrick figures housing in this country is not over valued and due for a correction. Indeed, thanks to low interest rates, most consumers can afford to take on significantly more debt.
“I don’t believe we are in a bubble. I believe prices [including Vancouver] are high because of fundamentals,” he says.
While some consumers may have taken on more debt than they can handle, they are a small minority and “typically it’s around credit cards and lines of credit” as opposed to mortgages.
Mr. Pastrick acknowledges that Canadian households are holding record debt levels representing more than 150% of income, but current interest rates make it affordable.
“We’re going to have a low interest rate environment for a while and most of the debt is mortgages, backed by an appreciating asset, and most of the debt is issued by lenders who have pretty good lending criteria who are not fly-by-night operators, so generally it’s a sound form of credit.”
In Vancouver, home to the country’s most expensive real estate, prices are high because of factors such as limited supply of land and sky-high demand, he says. Homes maybe expensive but the valuations are justified.
Mr. Pastrick acknowledges that his views are not shared by everyone. But nor is he alone. He argues (convincingly) that despite what the heads of the big banks are saying publicly, their actions — for instance, cutting mortgage rates close to historic lows as they did this week — suggest they’re on side with him.

Toronto, November 3, 2011 – Greater Toronto REALTORS® reported 7,642 home sales through the TorontoMLS® in October 2011. This represented an increase of 17.5 per cent compared to the 6,504 transactions reported in October 2010.

Monthly sales data follow a recurring seasonal trend that should be removed before comparing monthly results within the same year. After adjusting for seasonality, the annualized rate of sales for October was 97,100, which was above the average of 90,700 for the first three quarters of 2011.

“The pace of October resale home transactions remained brisk in the GTA. This bodes well for a strong finish to 2011,” said Toronto Real Estate Board President Richard Silver. “Home buyers who found it difficult to make a deal in the spring and summer due to a shortage of listings have benefitted from increased supply in the fall.”

The average selling price through the TorontoMLS® in October was $478,137 – up eight per cent compared to October 2010.

“Sellers’ market conditions remain in place in many parts of the GTA. The result has been above-average annual rates of price growth for most home types,” said Jason Mercer, the Toronto Real Estate Board’s Senior Manager of Market Analysis. “Thanks to low interest rates, strong price growth has not substantially changed the positive affordability picture in the City of Toronto and surrounding regions.”

Housing is a Human Right

The City of Toronto, the Ontario Human Rights Commission, the Federation of Rental-Housing Providers of Ontario and the Human Rights Legal Support Centre have joined forces promote Housing as Human Right and encourage people to learn more about exercising that right. Through a poster campaign in bus shelters across the city, the four partners are encouraging tenants and landlords to educate themselves about their rights and responsibilities. The campaign builds on the Toronto Housing Charter – Opportunity for All, which is a key component of Housing Opportunities Toronto – An Affordable Housing Action Plan 2010 -2020.

The City of Toronto has a web page dedicated to demographic information about the City of Toronto that includes neighbourhood profiles that provide information relating to the City's population, human services and demography. There's also an interactive map that identifies public services (e.g. libraries, transit etc.).

The Toronto Real Estate Board has about 23,000 members and thousands of listings and other valuable information about purchasing a house or condominium in one of the city's many neighbourhoods.

Prepared to Pay the Going Rate in Toronto?

A good starting point is A Guide to Renting a Home, by Canada Mortgage and Housing, the federal government's national housing agency. The agency is also a good source of information about local market rents and vacancy rates.
Toronto Planning Division
Toronto's supply of housing is very diverse, with renters and owners each comprising about half of the City's households. However, there are significant gaps in the supply of particular kinds of housing, including affordable and supportive housing. Toronto Planning Division lays out the facts about housing.

The Residential Rehabilitation Assistance Program (RRAP) is a Canada Mortgage and Housing Corporation (CMHC) affordable housing program for low-and-modest income households, which provides funding for housing repairs, housing modifications for disabled residents, creating secondary suites and converting non-residential buildings into new rental housing.

The City maintains more than 4,000 shelter beds either directly or through community agencies under contract. This is managed by Shelter, Support & Housing Administration. For a complete list of shelters and other services for people who do not have housing see the Guide to Services.

In the event a disaster, the Emergency Planning and Management Unit of Shelter, Support and Housing Administration is charged with assisting people and their pets with shelter, food, clothing, registration and inquiry, and personal services. The unit works closely with Toronto's Office of Emergency Management, fire, police, public health and other City services and community partners.

A new Toronto Housing Charter is a key component of the Housing Opportunities Toronto HOT Action Plan 2010-2020, adopted by City Council August 5, 2009.

The Toronto Housing Charter - Opportunity for All is the first of its kind in Canada. The Charter is designed to guide Council and staff in their efforts to assist those who often face challenges finding affordable housing, from newcomers and single parents to seniors and those with disabilities.

HOT contains 67 recommended actions to be undertaken by the City of Toronto and the federal and provincial governments. It calls for new investment of $484 million annually for the next 10 years to help 257,700 households struggling with high housing costs or inadequate accommodation.

HOT will serve as a roadmap to guide federal and provincial investments, as well as public and private sector activity.

Mayor's Affordable Housing Summit

On February 26, 2004, over 350 housing stakeholders gathered at City Hall to participate in the Mayor's Affordable Housing Summit. Everyone present was energized to make housing happen in Toronto and offered real affordable housing solutions.

To Sell or Not to Sell...That is the Question

Most property owners intend to enjoy their real estate as long as they want to, and then sell it for the greatest possible profit — ideally tax free — with the minimum amount of hassle, in the shortest possible time. Sometimes this works out. Sometimes it doesn’t. How can owners stack the deck in their favour?

Just before a real estate market shifts, make an informed decision to sell or not sell, instead of passively watching what’s going on, and possibly lamenting in hindsight. Current forecasts of price declines are warning signs for owners who want to sell and move in the next few years. The question to answer before dramatic changes happen is, “Will delaying the sale of the home for a few years cost money?”

Actively engage foresight to investigate options. Then you can make an informed decision to sell or not to sell which makes more sense — and more money — than lamenting in hindsight. The range of factors and personal choices in the decision make it complex enough that you must stop, gather details, and think, but simple enough that your reaction to accumulated information can reflect the best decision for you.

If you just watch as prices rise and dip, you’re a passive real estate spectator and may miss opportunities to move yourself ahead financially. When you get in the habit of making informed decisions as markets change, you’ll be an engaged real estate owner, always be ready to take advantage of opportunity whether that means selling or staying.

Seriously considering a sale does not commit you to moving until the property is actually on the market and sold. It does commit you to making a detailed comparison of financial and housing gains and losses in selling now versus selling in the lower-priced future markets many pundits are forecasting.

The Now Versus Later Decision

Do you know your current local Real Estate knowledge? Depending on the complexity of your housing and financial situation, you may need time with Jaclyn with her extensive experience. You need expert advice on the true real estate market which is the one happening on your street, in your detached home, or in your condominium building.

Understanding what’s selling locally, and how quickly, is important. Projections of what may lie ahead will be based on how the neighbourhood is evolving. For instance, if this is first-time buyer territory, projected reductions in this market segment may be significant. Selling condominiums must include evaluation of new competing developments which may come on market as heavy competition.

Sale-Worthiness

Jaclyn can also identify specific repairs and upgrades which would increase value and speed of sale. A home inspection or an unbiased assessment from a contractor who understands your purpose may be worth a few hundred dollars. The key is to be sure you know how much has to be done to make the home sale-worthy, or that a buyer with a home inspection may expect to negotiate off the sale price. Calculations regarding a delayed sale must include additional out-of-pocket expenses like replacing the roof, painting, modernizing bathrooms, or repairing the deck that would be necessary in a few years.

Tax Implications

If your home is designated your principal residence, as defined by the Canadian Revenue Agency (CRA), the profit you earn could be tax-free, so maximizing the gain makes sense. According to CRA, if the property was your principal residence for every year you owned it, you don’t have to report the sale on your tax return or pay income tax on the profit. As with most tax topics, principal residence designation is not a simple concept nor an easy one to interpret. Changes like renting out your home may mean the capital gain from a sale, or some of it, must be reported as income. When income tax is payable on this profit, the amount left after deducting the cost of increasing the value of the property (not maintaining it) and the cost of selling is added to your income tax and tax paid at your income tax rate. There is no fixed percentage of tax charged.

Location Impact

Many areas have already seen real estate sales slow and prices “level off” in spite of continued record growth in Toronto and Vancouver markets. Location will remain a significant factor. When prices were going up, they did not rise the same percent in every neighbourhood. Price declines will also be location specific. Forecasts project declines of from 10% to 25%, depending on the economists and markets involved. Economic shifts will also be significant local factors. What’s happening with jobs and development in your area? The aforementioned report, which explored market forecasts for 12 major centres, reported: “Over 2011-13, Calgary, Edmonton and Regina housing markets are set to lead the way. Still, the term “leader” is relative as no market is slated to experience a boom over our forecast. We simply have these regions doing better than the rest.”

Interest Rate Increases

When rates increase, buying power will be reduced and the pool of buyers who can afford your real estate will decline. Forecasts are regularly re-written, so timing can be difficult to pin down. Your real estate professional can project how significant a rate increase would be to potential buyers. Not all will be equally impacted by increases. Hindsight may be more accurate than foresight, but foresight may be all that is necessary to end indecision about the “when” of selling, and gain the benefits of being a fully-engaged real estate owner.

Son of the late Archie Solomon and the late Rose Solomon (nee Nilof.). Beloved husband of Rheta (nee Pollick). Devoted father of Karen Solomon-Ament and Gerry Scully; Bruce Solomon and Michelle Cohen-Solomon; Jaclyn Solomon-Addison and Stephen Addison. How come new low-rise home sales in the GTA in July dropped almost to mid-recession levels?

How come the volume of resale home sales in July fell 34 per cent from the same month last year and new listings dropped to the lowest level for the month of July since 2002?

How come the biggest chunk of new high-rise sales moved from the City of Toronto to the 905 communities in July?

How come, despite all this disturbing news, prices for the average new and resale home – both high- and low-rise – kept ticking solidly upwards?

George Carras, president of RealNet Canada Inc., which tracks the GTA’s housing market, says he doubts if anyone can yet unravel all the factors at play in today’s housing market. There is no easy-to-identify single or multiple factors that can be directly linked to such dramatic swings.

“The three biggest factors I can see affecting the market are lack of consumer confidence, a continuing lack of understanding about the HST and rising prices."

Down to the numbers. Low-rise sales in July stood at 678 units, which is just about 100 more than in January when everyone was blaming the recession for poor sales. And yet the average price rose 9.2 per cent from last July to $489,088.

In the resale market the Toronto Real Estate Board says 6,564 homes changed hands in July, 34 per cent fewer than the same month last year. At the same time new listings dropped to 10,825, the lowest level for July since 2002.

The average price for July transactions was $420,482 or 6 per cent higher than the same month last year. Tucked away in the July statistics, however, is an interesting number. July’s average resale price is almost $12,000 down from the average selling price for the first seven months of this year ($432,253).

Finally high-rise sales for the month stood at 1,900 units making July the second worst month for sales after January. But just like low rise, prices were up. RealNet says the average high-rise condo price stood at $430,782 that month, up 10 per cent from the previous month.

Again, however, there is a statistic buried among the facts and figures that is worth noting. While traditionally sales of condos in the 416 area have far outstripped high-rise condo sales in the 905 area, July saw a dramatic turnaround.

That month 905 sales were 63 per cent of the month’s total with those outside major urban concentrations like Mississauga City Centre playing a big role.

So, affordable homes – new high-rise, new low-rise and resale – are what buyers are looking for.

That is likely why the average resale price in July is well below the seven-month average. That is why 905 condos outside major urban areas are selling. Cheaper land means cheaper condos. That is why builders are able to move their lower-priced detached homes but not their higher-priced ones.

If you need a few examples take a look at Daniels Corp.’s First Home Brampton project north of Sandalwood Parkway, west of Bramalea Road. This is a 150-unit, stacked townhouse project, which went on sale for $251 a square foot and sold out within days.

Park 570, a four-storey midrise by Vandyk Properties north of Dundas Street and west of Mississauga Road had 180 units for sale at the start of July, priced at $328 a square foot. By the end of the month it had sold 137 of them.

In low rise, he cites Upper Village Wismer Commons by Greenpark Homes north of 16th Avenue and west of Markham Road. The company offered detached homes from $466,990 and townhouses from $355,990. Of the 22 sales in July, 17 were the much cheaper townhouses.

It is just that people are looking but not buying!"If they do buy it is a home well down on the price ladder even if they have to live in an area well away from an urban centre.

"The prospect of interest rate hikes and new mortgage lending rules prompted some households to purchase a home sooner than they otherwise would have this year. The result has been a larger than normal dip in sales over the summer months. With this said, it is important to recognize that sales on the year were eight per cent higher than in 2009," said Toronto Real Estate Board President Bill Johnston.

The average price for August transactions was $411,012 – up six per cent compared to the average of $387,921 reported in August 2009.

"Market conditions have remained tight enough to support higher home prices in comparison to last year. Under current mortgage lending standards, a household earning the average income in the GTA can comfortably afford the mortgage payments on an average priced home. Market conditions and the affordability picture would have to change dramatically before a sustained drop in the average selling price would take place," said Jason Mercer, TREB's Senior Manager of Market Analysis.
Median Price
In August, the median price was $358,000, from the $338,000 recorded during August of 2009.

Multiple Listing Service® (MLS®)

in June.

This represented a 23

per cent decrease compared

to the record 10,955 sales

reported in June 2009. Sales

for the second quarter of 2010

amounted to 28,810 – up one

per cent annually.

Year-to-date sales through June were up 23 per cent to 50,455 compared to the first six months of 2009.

“We experienced a record number

of existing home sales during the

first half of 2010, but these sales

were weighted more towards

the beginning of the year,”

said Toronto Real Estate Board

President Bill Johnston. “The pace

of home sales has moderated

from record levels over the past

two months with the prospect of

higher mortgage rates.”

The average price for June

transactions was $435,034 – up

eight per cent compared to the

average of $403,972 recorded

for June 2009.

“With more homes to choose

from in the second quarter, many

home buyers have been making

less-aggressive offers. This has

resulted in less upward pressure

on the average selling price,”

said Jason Mercer, TREB’s Senior

Manager of Market Analysis.

“The annual rate of average

price growth in the second half of

2010 will be in the single digits.”

Don’t resist the importance of that yummy yellow creeping back into the palette. Yellow is a tone you either love or hate. My bet is that if you are fair you will love lemon and yellow. The lemon yellow tones are mingling too with mustard, olive and khaki greens. Think of the mixed citrus skin on a lemon that veers toward lime.

Black and White Monochrome Options are a continuing strong trend. Welcome plenty of intense velvety purple with blue depths found in the iris, and in the twinkle of bluebell fields. Add black or white to these main colours and see how the resultant dusty aubergine, and the darkest rich plums, all play for attention.It will be hard to miss. True inspiration and creativity is beyond the fear factor…just outside your door!!!!!

February blue by you? Enjoy the calm. The cool blues are pacifying and help us wind down after a busy and hectic day. They slow the heartbeat and lower blood pressure. Blue is associated with the throat chakra and is the colour for communication, imagination and inner strength. Use in any room to promote feelings of calm, peace and tranquillity. It is often used in bedrooms and bathrooms. Most of us are caught in the icy spiraling downward slide of our ecomony, and perhaps our spirts are down having enjoyed too much holiday cheer?
Well you can surround yourself by choice colours, choose your tone wisely, and put colour therapy to work for you. Colour Therapy is a complementary therapy for which there is evidence dating back thousands of years to the ancient cultures of Egypt, China
and India.

Indulge your colour senses and go with the flow!

Colour is simply light of varying wavelengths, thus each colour has its own particular wavelength and energy. The energy relating to each of the seven spectrum colours of red, orange, yellow, green, blue, indigo and violet, resonates with the energy of each of the seven main chakras/energy centres of the body. If you can imagine the chakras as a set of cogs/wheels, they are rather like the workings of a clock or an engine; each cog/wheel needs to move smoothly for the clock/engine to work properly. Our goal should be to achieve a balance of all these energies. Balance of the energy in each of the body’s chakras is very important for health and wellbeing. Colour therapycan help to re-balance and/or stimulate these energies by applying the appropriate colour to the body ( or your surroundings), and therefore re-balance our chakras.

RED relates to the base chakra, ORANGEthe sacral chakra, YELLOW the solar plexus chakra, GREEN, the heart chakra,BLUE the throat chakra,INDIGO the brow chakra (sometimes referred to as the third eye) and VIOLET relates to the crown chakra.

Colour is absorbed by the eyes, skin, skull our ‘magnetic energy field’ or aura and the energy of colour affects us on all levels, that is to say, physical, spiritual and emotional. There are many different ways of giving colour, including;Solarized Water, Light boxes/lamps with colour filters, colour silks and hands on healing using colour. Colour therapy can be shown to help on a physical level, which is perhaps easier to quantify, however there are deeper issues around the colours on the psychological and spiritual levels. As babies we first experience colour in the womb where we are enveloped in a nurturing and comforting pink.Then as a child we associate with primary colours as part of our first learning processes. These first associations contribute to our consciousness. They set up the basics of all further relationships on many levels: primary, secondary, intermediate, and complimentary. “Hue” can do much by shading each situation life presents, and tinted in your direction can be helpful! Colours can be resourceful. Use them to their full potential.

As we get older we attach many different feelings, memories and meanings to certain colours and this can then become a feature in our subconscious. We can build up prejudices to colours which have happy, sad, or frightening connotations for us. Noting strong colour preferences can also be a helpful aid to finding possible problems and working with the appropriate colour/colours to help to dispel negative feelings, free blocks and re-balance the body emotionally, spiritually and, in turn, physically.

Can’t stand the cold, and need a Caribbean colourful weekend away? Colours read like the diversity of the Caribbean people. Nobody seems to be frightened by colour in the Caribbean. It’s in their hair, ‘Golden Delicious’ green, ‘Scotch Bonnet’ red and ‘Mamme Apple’ yellow threads plaited into women’s tresses patriotic to the bone, displaying their pride in the National flag. Houses in the Caribbean are painted bold resilient colours. The use of strong colour on their exterior walls lasts longer because the sun bleaches out pastel shades. Paints also provide longer lasting protection against the intensity of Caribbean weather.

All colours can attract or repel depending on our mood and how we perceive or receive them in their tonal quality. So red can either be warm or aggressive, orange can be harsh or cheerful, yellow can be acidic or joyful, green can be relaxing or sickly, blue can be cold or cleansing, indigo blue can be smart or dull and violet can be depressing or relaxing.All the warm colours from the red vibration on the base of the spine to the orange chakra are counter-balanced by the cool colours of blue to violet. The red chakra is counter-balanced by the indigo blue and the yellow by violet. The green chakra of the heart is a harmonizer in itself. Colours are intimately connected with our feelings and emotions and their healing qualities have a profound effect on our moods and well-being. These principles can be applied to the decoration of your home, to improve the energy around you, lift your spirits and create a light, bright and happy living space. Take the power of colour under control and enlighten your colour sensibility! Green is the colour of balance and harmony. It is the colour of the heart chakra and is associated with healing and all matters of the heart. It is the colour of kindness, compassion, caring and sharing. With its balancing properties every room benefits from splashes of the colour green, commonly introduced into homes with household plants. Effectively and creativelyincorporated into this home lighting accent!

Red is the colour of passion, of strength, motivation, and physical energy. It is the colour of the base chakra and is associated with the instincts of survival and security. Use splashes of red in a room to promote activity, often used in offices or dining rooms to increase activity of the mind and to stimulate the appetite.
Yellow is a very optimistic and warm colour. It is the colour of the solar plexus chakra and is associated with the ego, will, intellect and feelings of detachment. It is light, pure, positive and uplifting in nature. Great used in any room to bring warmth and light into your home.
Violet is the colour most associated with meditation. It inspires introspection and contemplation. It is the colour of the third eye chakra and is intimately connected with intuition, clairvoyance and perception. Violet is a very gentle, soothing and elevating colour, often used in rooms to promote feelings of self-esteem, dignity and respect.
Blue is the colour for calm. It is cool and pacifying and helps us wind down after a busy and hectic day. It slows the heartbeat and lowers the blood pressure. Blue is associated with the throat chakra and is the colour for communication, imagination and inner strength. I could not resist this very blue inspiring wave of whimsy in this room! Use blue in any room to promote feelings of calm, peace and tranquillity. It is often used in bedrooms and bathrooms or media rooms.
Pink is the colour most associated with love and romance. Think pink and indulge your softer side.It is gentle and soothing, and extremely feminine. Pink is a nurturing colour, tender, protective and full of compassion. It is often used in homes to promote positive and reassuring feelings.
Brown is the most grounded of all the colours. The influence of this colour helps to bring us down to earth and feel connected with the physical world around us. Bringing this colour into your home will make its occupants feel supported and stronger in themselves.
Orange is an uplifting colour, stimulating and energizing. It is associated with the sacral chakra and the emotions of joy and excitement as well as movement and creativity. Considered to be very warm, optimistic and the most sociable of all the colours. Great used in dining and entertaining areas. You invite your guests to open their senses and induce appetite!
The colourful reality is there's no shortage of things to be depressed about in January! Those holiday bills are coming in and those extra pounds are refusing to leave. If you had a good holiday with friends and family, you're missing them. If you didn't, you're worried why you didn't. It can be indeed depressing. So I offer a few colourful tidbits, and hodgepodge of suggestions.

Feeling Blue?
We have had, or know those who have had, those blue, blue days, when you are just so upset, teary eyed and down in the stinking dumps for no apparent reason. You could simply live with them, or you could get up and take some colourful ACTION!! You can't think away the blues; Exercise :The minute you start feeling foul, don your exercise gear and hit the park or park yourself in front of one of your videos or discs you never got to open! Dress Up: True, this may be one of those days that you don't even feel like brushing your hair, much less dressing up, but push yourself. Wear a bright outfit, put on your make up and tell yourself you look like a million bucks. Don't stop there, start believing it! Pretty soon you'll start feeling it. Music: Switch it on. Satellite radio offers you a world of options and connectivity to the outside world. Set a Goal: Tell yourself you're going to finish that novel that's going to make you famous by the end of the year/month/week or that you're going to lose those inches off your hips/thighs/butt, and start working on it right away. Connect:If you don't put a letter in your outbox, you're not going to get one in. So send off an email to a dear friend who you haven't heard from in ages. Find someone online you have not thought of in ages, but should! Shop: A little retail therapy can go a long way! I don't know about you, but a clinging black velvet dress and those diamond earrings you've craved for can chase those blues away! NOW is the time to get them. Forget about all those anti-wrinkle creams. When a woman is older, good posture, exercise and sparkling, real jewellery are the only things that are going to make a difference to her looks. Movie Watch: Surf the channels for a funny movie or serial and laugh your blues away. Laughter therapy, happy thoughts and smiles can melt the icy-est of shudders. I highly recommended adding a scoop of marshmallow ice cream or big bowl of cheesy hot popcorn into the mix! Cuddle up with a soft throw and light some aromatherapy candles. Spring-cleaning: You have xmas in July so why not tidy up that space in February!? Organize your cupboard or dust the dresser. Focusing on the task at hand will help take your mind off your worries. Get a Haircut: Or maybe just a trim? Even a blow dry is a real treat! Rearrange the Furniture:Use a little creativity. The change can work wonders to boost your flagging spirits. Bake: Enter the kitchen and bake up a storm. Chocolate chip cookies, banana cake, or tangy lemon tarts with fabulous meringue will send your spirits soaring! Sex:An orgasm is not like fat. Your body can't store it. You need to keep getting a new fix. So get one and make it colourful! Now THAT’S therapeutic. Lastly,find solace in these colourful words!

Both the government of Canada and the Ontario government have established programs to assist first time home buyers. The two best known programs are the RRSP Home Buyer's Plan and the Land Transfer Tax rebate. TAKE A CLOSER LOOK!

Should you pay down your mortgage or contribute more to your RRSP?

Perhaps do both by contributing to your RRSP then using your tax refund to pay down your mortgage?

The RRSP Home Buyer's Plan (HBP) was
introduced by the federal government,
and allows first time home buyers to
withdraw up to $20,000 from their
RRSPs tax free to use
towards the purchase
of a home.
To qualify as a first
time home buyer, purchaser
must not have lived in a home owned by himself or his spouse
in the last five years. If both you and your
spouse qualify under the Plan, you can each
withdraw up to $20,000 from your RRSPs for
a total of $40,000.
Before you are entitled to withdraw the
money from your RRSP, you must have
entered into a written agreement to purchase
or build a home that you intend to occupy as
your principal residence. The purchase of a
cottage, for example, would not qualify
for this program because it is not a principal residence.

Money can be withdrawn from your RRSP provided it has been
in your RRSP for at least 90 days. If you have signed an Agreement of
Purchase and Sale and you have at least 90 days until your
closing, you can open an RRSP and make a contribution,
receive the tax deferred benefit and then withdraw the
same money and put it towards the purchase of your home.

Money withdrawn under this federal
program must be paid back to your
RRSP within 15 years. People generally
deposit one fifteenth of the amount
withdrawn back to the RRSP over
each of the following 15 years. If you do
not pay the full amount back to your

What if you don't have any money in your RRSP?

Although not a final loan commitment, the pre-approval letter can be shown when bidding on a home. This information is important to the sellers since they do not want to accept an offer that is likely to fail because financing cannot be obtained. Once you determine how much you can afford to pay for a home, try to stay within your budget.
Look at many homes, including an assortment of types of homes. When you view a property, list the positives and the negatives. Don't stop your inspection at the property line. Examine the surrounding area. Is it safe, well maintained and moderately quiet? Is it convenient to work, schools and shops? Ask about zoning and that vacant lot across the street.
When you decide on a lender (a bank, your credit union, or a mortgage lender) and a mortgage, get every detail in writing, in particular, the lock-in rate, privileges and fees.
Read all the documents related to the purchase of the property, and have a professional review them. You're signing a binding, legal document.

Ontario Real Estate Association says home ownership can still be a reality

TORONTO, November 10, 2011 — With the average price of Ontario homes on the rise to almost $360,000, and higher in some cities, the Ontario Real Estate Association (OREA) recommends potential homebuyers look beyond “turn-key” properties that are move in ready and consider homes that are in need of renovation.

“Everyone wants a house or condo that will be perfect the minute they move in so they only have to do the minimum amount of work to it,” says Barbara Sukkau, president of OREA. “But with the price of houses continuing to rise, and some buyers desperately looking for a family home in a seller’s market, it may not be an option for all buyers. Buying a property that needs work can be a way to save on the overall cost even when you factor in the cost of an extensive renovation,” says Sukkau.

OREA recommends potential homebuyers work with their Realtor to identify properties that will build equity after improvements are made but still remain in budget. Together with their Realtor, homebuyers should research what the top homes in the neighbourhood sell for before buying a fixer-upper.

“It doesn’t make sense to invest $100,000 worth of renovations in a property if the other homes only sell for fifty thousand more than what you bought the house for,” says Sukkau. “Buying a house that needs renovation should grow equity — not become a property that’s too expensive for the neighbourhood when you want to sell.”

Sukkau says there are other benefits to buying a property that needs renovation, such as the fact that HST does not apply to the price of a resale home, unlike newly built homes, which can save a homebuyer thousands of dollars. Also, the federal government currently offers grants up to $5,000 to owners who want to make their home more energy efficient. If an older home needs new windows or a new furnace, then homeowners can apply for the grant for this cost. And finally, renovating a home lets the homebuyer add their own personality to the space and determine what’s most important to them. Newly built homes, while beautiful, can have a cookie-cutter feel and look very similar to the other homes in the neighbourhood.

No matter if a homebuyer decides on a fixer-upper or a property that needs no improvements, according to Sukkau the most important thing is for potential homebuyers to know their budget and stick to it. “Before looking at any home, discuss with your Realtor what your budget is for both the property and any possible renovation. Even though it is difficult, remain emotionally detached when looking at homes, and if a property is beyond your means, then move on to the next one,” says Sukkau.

Canada's big banks told the Finance Minister

yesterday that they are lending more than they used to,

but can't fix the country's tight credit conditions

because they hold only about half the market

for small and mid-sized business credit.
Chief executive officers from the banks blame a pullback

from auto-financing companies, foreign banks and other lenders

for the difficulty that some businesses are having obtaining loans.
They laid out their case for Finance Minister Jim Flaherty

yesterday in a meeting that stretched on for more than two hours.

It took place less than three weeks after Mr. Flaherty said he would

meet with the CEOs and expected them "to make it evident to us that

they are taking steps to make [credit] more available in Canada."
Executives at a number of banks had expressed a high degree of

frustration about the Finance Minister's comments. Yesterday

those involved in the meeting, which was held away from Finance

offices to avoid media scrutiny, took pains to emphasize that the

country's financial leaders are working together. Officials have

repeatedly said that one of Canada's strengths in the financial

crisis is the close collaboration between various players in

Ottawa and on Bay Street.
The meeting ended with a broad agreement to work toward

solutions for tight credit conditions. Both sides floated ideas,

but no concrete decisions resulted, sources said.
"They came to the agreement that they were going to work

on it," said one person familiar with the discussion.
Mark Carney, the Governor of the Bank of Canada, Julie Dickson, the

head of the Office of the Superintendent of Financial Institutions,

and Nancy Hughes Anthony, the head of the Canadian Bankers

Association, were also at the meeting, where access to credit

was the main topic discussed, along with consumer confidence.
The banks assured Mr. Flaherty they are "committed to doing

what they can to help Canada weather the recession and that

they will continue to lend to credit- worthy individuals,"

Ms. Hughes Anthony said.
But she pointed a finger at other sources of business financing

that are drying up, and said banks are not able to "take up all the slack." Reviving markets such as those for securitization and

commercial paper would also alleviate the situation, bankers say.
Ms. Hughes Anthony suggested that it would be irresponsible to

dramatically step up lending. Banks have a responsibility to

protect depositors' money, she said, noting that Canadian

banks largely avoided getting stung by subprime mortgage

loans by being prudent lenders.
Shareholders, analysts, rating agencies and regulators have,

by and large, been pressuring banks to rein in loans and increase

their store of capital to protect themselves as the economy sours.

On the other side, banks have been contending with Mr. Flaherty

and Mr. Carney, who want to ensure that Canadians have access

to enough loans to keep the economy chugging through recession.
Bank executives told the Finance Minister that they expect a drop in

demand for credit as businesses and consumers cut debt loads. Some

banks acknowledge that certain borrowers, such as struggling auto

companies or hard-pressed consumers, will have trouble obtaining

loans, and the cost of credit is rising.
Peter Aceto, chief executive officer of ING Direct Canada, said his

bank is lending more but is also tightening up its lending standards

"a little bit."
"The economic environment in Canada is changing, and I think

banks need to be prudent about their credit policies," said Mr. Aceto,

who wasn't at the meeting. "They need to be flexible and do smart loans;

give loans to Canadians that they truly believe can repay them."
The Finance Minister's office declined to comment, but

Mr. Flaherty is expected to discuss it today in Montreal,

where he will speak to reporters prior to prebudget consultations.
Mr. Flaherty isn't alone in his struggle to spur bank lending.

The U.S. government holds more than $160-billion (U.S.)

worth of preferred shares and warrants in its country's

financial institutions, but is still facing criticism for

failing to induce a broad increase in the availability of loans.
"With the banks in a state of catatonic fear now, they're

just sitting on the capital," Alan Blinder, a professor of

economics at Princeton University, told Bloomberg News.
"I don't fault the banks one bit, since this shows Wall Street

they're safer, but then this doesn't get you much improvement.
